Calculator According to Wikipedia

What is a Mortgage Calculator?

According to Wikipedia, a web based free encyclopedia, a Mortgage Calculator is “an automated tool that enables the user to quickly determine the financial implications of changes in one or more variables in a mortgage financing arrangement. The major variables include: loan principal balance, periodic interest rate, compound interest, number of payments per year, total number of payments and the regular payment amount”.

A mortgage calculator can be a very practical tool when buying a house. It’s not your typical calculator where you can resolve some mathematical equations. A mortgage calculator can give quick and reliable answers to the most savvy buyer. With this tool you can compare interest rates, costs, payment schedules and even play with the numbers, meaning, you can find out how much your monthly payment would be when you do a down payment/principal ratio equation and change the length of the loan by adding more dollars to your monthly payment.

How does a Mortgage Calculator work?

The equation to come up with numbers is not simple. I can write about it and try to explain, I’ve tried to understand it myself, and believe me it’s not an easy task. Why complicate yourself trying to come up with the numbers you need to make a decision on whether you can or you cannot afford the house you like? A mortgage calculator does all the work for you. The input information is key to determine your monthly payment. Mortgage calculators vary by manufacturer but most of them have a common denominator: the information you will need to provide, to come up with the results you are looking for.

For example: you will need to have a loan amount, an interest rate, the length of the mortgage and the home value. Added information that is also necessary is the following: annual taxes, annual insurance and annual PMI, short for private mortgage insurance. Now all of this information is very relevant when using a Mortgage calculator but the information that is essential in this process is the interest rate and the length of the loan. When you change this two variables, meaning you input a lower interest rate, then you will get a lower monthly payment. How much lower? well, that really depends on the amount of the loan.

I hope this information about Mortgage calculators is useful for you. Now the next question is, do you as a home buyer really need to have one or is this a tool more oriented to Real Estate Agents and Loan officers. Personally, I think the latter.

The Forum Lifecycle And Those Who Monitor Them

2010 January 22
by admin

Online forums thrive on the idea of a free exchange of thought. If your business provides a forum you are making it possible for people around the globe to share their ideas and perspectives.

Because a single perspective may be at odds with another divergent idea the employment of one or more moderators is vital. This does not mean that the business owner must moderate it, but they can either hire a freelance moderator or they can accept a volunteer moderator from their membership list.

Forums can and occasionally do get heated with two or more individuals posting material that may be considered inflammatory or simply designed to ruffle feathers. This is where the moderator comes in.

Rules should be posted and pinned (stickied) to the top of your forum categories. These rules should be prominent with strong encouragement to read and abide by them. Failure to follow the guidelines could result in either the suspension or banning of a user in violation of the rules.

Obviously this action is taken as a last resort, but sometimes it is very difficult to rein certain forum members in.

The moderator should use both caution and wisdom in making a decision about the status of a forum member who violates the rules.

Posts that attack a person should be dealt with quickly and, in some cases, should be removed.

Not everyone who signs up for your forum will stay indefinitely. You may even have some members who will sign up look around and never post. Other member can best be described as lurkers. These members are content to read other posts, but rarely provide their own feedback. This may be a matter of comfort or a simple desire to learn what they can without becoming overly involved in a community such as a forum.

The third group of members will likely be the smallest percentage of participants. These members will be active and will spend a significant amount of time with the forum and will respond when others have a question or comment. It is typically from this small pool that you may find your volunteer moderators.

You should also know there is a certain lifecycle to forums. You may find a burst of participation from a core group of members that can last several months, but little by little these cyber veterans drop by less and less while new recruits take their place. An established forum will change dynamics multiple times over its existence. This is normal and is to be expected. You may also find there may be a need to replace your moderators from time to time especially if they are volunteer. Their interest may decrease over time or their circumstances might change – always make it easy for them to pursue a new life dynamic by leaving them in the driver’s seat when it comes to the length of their involvement.

Don’t spend too much time lamenting the changing dynamic because it means you are gaining new interest in your forum and, by proxy, your products or services.

Forums provide an excellent opportunity to reach out to consumers, but it’s always in a state of flux. Allow your forum to roll with the punches.

Joining Forums Does it Help?

2010 January 22
by admin

Have you tried to join lots of forums? Does those forums helps your site to gain more traffic? As an SEO, does it help you learn more things about the field that you choose?

Well, I am a SEO and joining forums really help me a lot, specially if I want to learn something.

There are lots of forums out there that will really help a SEO to learn different things. Aside from buying different books and searching from the net. You can also ask different web masters who are on the forums. They will surely answer you back that will make you improve on what you are doing. You can also ask them for some other tools that can help your site and even you as a SEO.

Some popular forums that I know are Digital Point, Google community, V7 Network, SEO chat, and many more. You can also join blogging forums if you want to promote your site or if you also want to ask something. Bloggeries, Blogger Forums, Blogger Talk, Authority Blogger are some of the popular blogging forums.

Through those forums your site can gain traffic. Usually, SEO and bloggers leave their links on their signature. Because of that links it will be crawled by google and count as your back links. You can also ask those web masters if they can check your site and that’s for traffic.

Those that I mentioned are some of the benefits that you will get if you join forums. But, as a forum member you should be aware that there are lots of spammers out there who will going to spam your site. Some spammers will send you a private message or sometimes they will leave some comments on your blog. If you suspect about someone who is spamming your site you can immediately report it to the moderators of the forums where you are a member. As a moderators they will check if your suspect is true and they will warn or worst they will banned the said member who is a “spammer”.

I am already a member of some popular SEO and blogging forums out there and I can say that I am learning. Every time I logged in on those forums I learn something different. And sometimes I even help other members. As an SEO, I think helping other newbies are very much full filing. Seeing them improving and learning just like you.

As of now, joining those forums is really a big help. Not only to my blogs but also to my job as a SEO. They easily answers my question every time I can’t understand something. Even though, there are some criticism but through that criticism I am improving. Those bad words can make me stronger and strive harder. And I think, I don’t wanna quit.

Forum Marketing Network Businesses for the Beginner

2010 January 22

The numbers of fledgling marketers who take to forum marketing network businesses are legion! Unfortunately, so are also the numbers of marketers who will return to the same forum the next day and when attempting to log in will find out that their forum persona was deleted and accesses as well as posting privileges have been summarily denied. What happened?

Generally speaking, the odds are good that your forum posts were considered spam by enough of the other players that an administrator was contacted who eventually took action and banned you from the network. The fine line that exists between forum marketing network business and spamming is often a heated topic of discussion on said forums themselves and there is no hard and fast answer.

Yet in an effort to make it easier for the newbie, forum marketing network businesses for the beginner is a three step process.

1. First and foremost, you need to decide which angle you want to market. In other words, are you looking for down line candidates or for product customers? In the same vein, do you want to find individuals who not only want to buy your product but then also turn around and sell it? Each and every angle requires you to use a different approach. In other words, each and every angle requires you to write your forum posts with great care and expertise – perhaps this is one of the reasons that this is a task most commonly outsourced to an experienced freelance writer.

2. Secondly, you need to create your forum persona. Stay away from obvious monikers that will have other forum participants roll their eyes and instantly steal your credibility. Examples include “make money losing weight” or “wealthy marketer.” Instead, opt for a persona with a respectable name or handle, if you do not want to use your real name. Next, you need to create a profile. This is a great opportunity to mention your business and also your role in it, but do not turn the forum profile section into a cut and paste job from the company website. There is not a persona live who will read through a lengthy promotional profile. Last but not least, if the forum permits, create a signature. This could include a link to your website, but it will be more effective if it includes a link to a personal blog or even online newsletter with a gripping teaser. Something like “how a candy bar at three in the morning cost me two hours of sleep and $10” is an example of a headline that will lead to click through traffic simply because it seems to implausible and everyone wants to know more about the story. Do not disappoint the website visitor but instead deliver a gripping tale or blog entry so when you change your signature to feature the next article, those who know you will come and look.

3. Last but not least, do not post lengthy wellness product reviews in a gardening forum. Similarly, do not post an explanation on how to lose weight in a forum dedicated to childhood diseases and autism. Two cardinal sins are incorporated in this approach: a lengthy posting and an inappropriate venue. Only post in forums that are somehow related to your business. Secondly, keep the posts short and simple, especially when you discuss your product.

Forex Forums Can Seriously Damage Your Wealth

2010 January 22
by admin

Forex trading is often a very lonely profession which is why so many traders like visiting forex forums and chatting with other like-minded traders. However, what a lot of people don’t realise is that forex forums can actually be responsible for making a dent in your bankroll.

Why?

Well there are a few reasons for this.

Firstly, if you visit any forex forum you will nearly always find that there are some posters who love broadcasting their trading positions to the other forum members and enjoy the attention they get from their loyal followers. It’s basically an ego trip. If they make a few good calls, then they seem to get instant adoration and inexperienced traders will start to follow them and even copy their positions.

This is a trap that you really don’t want to fall into. The minute you find yourself copying other peoples’ positions is the time when you should take a step back and have a good look at yourself.

You may not even realise you’re doing it. For example, you may consider taking a position but decide to go to the forums to see if other traders are taking the same position, for confirmation. It’s important to note that just because lots of people on the forum are all taking long positions, for example, the price will not necessarily go up.

I was on a forum last week and nearly all of the regular forum members were going long on the GBP/USD. However all of my indicators were indicating that we were heavily overbought, and despite being in the majority I traded using my own tried and trusted system, took a short position, and as I write this article the GBP/USD is about 210 points lower.

So always make your own trading decisions and then you only have yourself to blame. Don’t look to others for advice or confirmation.

Similarly, on the other side of the coin, you don’t want to be the one who goes onto forums and boasts about how good a trader you are and announce your positions to everyone. This may boost your ego but it can affect your trading.

For example, if you announce your latest position to the forum and it quickly moves against you, you may disregard your normal stop loss policy and stay in a position longer than necessary in order to justify your position to your loyal followers. This could lead to even further losses.

So please don’t become one of these people. After all do you really think the best traders in the world hang around on forex forums? No of course they don’t, they’re too busy making money.

Finally there is one other way in which forex forums can damage your wealth and that’s by following systems given on forums. Sure you can pick up some great ideas, but be careful about jumping in and blindly following the latest new trading system.

Always be sure to thoroughly back-test any system you may come across and either use a demo account to test it out for a period of time or use very small stakes.

Forex forums can be a very valuable resource for learning new trading ideas and strategies, but be careful about blindly following any one system or poster, and try not to start broadcasting your positions as soon as you achieve any level of success.
